    It takes an average of 5 weeks to go from firm sale to keys day

    All titleholders must click to approve the agreement; Bōde provides a Provincial standard contract. Make sure you review any documentation and consider the advice of legal counsel to ensure understanding.

    Make sure you send the agreed upon deposit and it is received on the agreed upon time (this can take up to 2 business days). The deposit is typically held in trust, but this is negotiable.

    Align with the seller to book time for an inspection. Review the inspection report, and have a contractor to quote any required fixes to bring back to the seller. It’s not uncommon to require minor fixes based on the findings, so only remove conditions once you’re satisfied.

    If you’re purchasing a condo, you’re actually buying into a condo corp; review the documents to ensure comprehensive understanding and ask your lawyer if you require clarification.

    Get Approval with Trilogy

    Almost there! Once you’re satisfied with the state of your inspection, your financing has been confirmed, and all other conditions have been addressed to your liking – you can remove the conditions (must be done in writing). This is when the sale becomes binding.

    Legal counsel is required to finalize the purchase of your new home.

Whether that’s a friend, a family member, or several of both – you’ll have to secure support and a capable vehicle to get the job done. Get it on the calendar - movers book up so best to schedule them a month in advance. U-Haul and other discount trucking companies book by the day.

    Schedule a Mover

    Your conveyance package (stuff for your lawyer) contains documents that officially transfer the title to you. This documentation must be physically signed (and with wet ink, strangely enough). Your lawyers will trigger the distribution of funds and tell you how and when to collect your keys. You will receive this package from Bōde in an email.
