What Happens After You Accept an Offer on Bōde
Your offer and all the details included with it can be found on your My Offers page (https://bode.ca/offer-management-seller). When you click the link, you’ll see:
- A summary of the offer
- The expiration date and time
Countering an Offer
If you’d like to counter the offer:
- Accept the terms you agree to.
- Modify only the terms you’d like to change or improve.
- You can counter on a term-by-term basis.
- There’s no limit to the number of counters—but you must finalize before the expiration time.
Agreement Process
Once both parties agree:
- You’ll receive an email from the Bōde team confirming the deal or requesting clarification.
- You’ll receive the contract via DocuSign.
- The agreement process is the same whether the buyer has an agent or is unrepresented.
What Happens Next
- Deposit Sent to Bōde: The buyer sends the deposit to Bōde’s regulated trust account.
- Condition Removal: Buyers and sellers waive conditions (e.g., financing, inspection).
- Deal Becomes Firm: Once all conditions are waived, the purchase becomes legally binding.
- Conveyancing: You’ll receive a conveyance package to deliver to your lawyer.
- Lawyer Distributes Funds: Your lawyer ensures payments are made and closes the transaction.
- Key Exchange: The buyer gets the keys once everything is confirmed by the lawyer.
Don’t Forget: Real Property Report (RPR)
If you're not selling a condo or strata unit, you’ll need an RPR for closing. If you don’t have one, Bōde can refer a preferred Prō in your area.
