What happens if my home doesn't sell in the 90 day window?
Bōde listings start with a 90-day term, but you can extend or relist anytime. Results vary by market, plan, and pricing — check data to stay informed.
How Long Does It Take to Sell a Home?
One of the most common questions sellers ask is:
How long will it take to sell my home?
In many markets, especially during periods of slower buyer activity, homes take longer than 90 days to sell. Timing depends on your location, pricing strategy, and the type of property.

What Happens If You Don’t Sell Within 90 Days?
All Bōde listings begin with a 90-day listing agreement. As your listing nears expiry, we’ll notify you with options.
If You're on the 1% Success Fee Plan
- You can extend your listing for free if your home hasn’t sold.
- Your listing will remain live on REALTOR.ca and syndicated sites.
- To reset Days on Market (DOM) on MLS, your listing must be taken down for 14 days before reactivation.
If You Chose the $949 Upfront Plan
- You can renew your listing at no additional cost.
- You’re still eligible to sell without further commission.
- You can pause and relist your property anytime from your Bōde dashboard.
If your listing expires and you sell within 30 days to a buyer who originated through Bōde’s platform or marketing, the 1% success fee still applies (if you’re on that plan).
Why Bōde Sellers Have Better Odds
- You reach both agented and self-represented buyers.
- You have full control and pricing data at your fingertips.
- You save money without compromising visibility.
Bōde sellers have a 9% higher success rate than the market average.
Whether you extend or relist, you’ll stay in the driver’s seat.
