After a viewing, message buyers for feedback. Offers can be submitted on Bōde. You can accept, counter, or reject easily—even for agent-submitted offers.

What Happens After a Viewing?

As a first step, consider messaging the prospective buyers to gather any feedback they have from their tour. Opening the dialogue also invites them to get clarifications they need to progress to the offer stage.


If the Buyer Elects to Make an Offer

Making an Offer

The buyer clicks "Make an offer" on your listing and enters the details of their offer on your home. They will fill out their offer price, deposit amount, timelines, and conditions (if any) before submitting it to you.

Receiving an Offer

You will receive an email notifying you that an offer has been made. Keep a close eye on your inbox!
You can view the offer in the Offers (https://bode.ca/offer-management-seller) section of Bōde. All offer details will be listed and it’s easy to accept, counter, or reject the offer through the platform.

Countering an Offer

If you wish to counter the offer:

  • Start by accepting the terms you agree with
  • Then counter on the terms you'd like to amend

You can counter term-by-term, so both parties know exactly where you stand.
There is no limit to how many counters can be made, as long as each one is done before its expiration deadline.

Agreement

Once both parties have agreed, you’ll receive an email notification taking you to the populated, industry-standard contract.
This reflects all the agreed-upon terms and can be signed digitally.
The process is the same whether the buyer is self-represented or working with an agent.


If You Receive an Offer Off-Platform

We encourage you to invite the other party to use Bōde to streamline the process.
Our platform handles the full offer process transparently and efficiently—even if a buyer is represented by an agent.

If the buyer insists on submitting a PDF or other external offer, make sure to read it carefully and notify the Bōde Team via help@bodecanada.com so we can help ensure everything stays organized and compliant.


Reminder: Real Property Report (RPR) or Condo Docs Required

You’ll need an up-to-date Real Property Report (RPR) at closing.
If you don’t have one, reach out to the Bōde Team and we can recommend a trusted surveyor.

If you’re selling a condo, you’ll need to provide condo documents instead.
