Rising Supply, Falling Sales

With the looming threat of US tariffs on the horizon, homebuyers are looking to see what the final implications may be – the good news is that selling with Bōde mitigates that risk entirely by maximizing your equity, you’ll outperform traditional methods of buying and selling.

We help provide home buyers and sellers with the data they need to be successful. When you have access to accurate and relevant data, you can be more confident in setting the price of your home and selling it or buying at the right price.

With many important factors to consider (what kind of home you have, what community etc.), it’s important to look specifically at what the housing market is doing in your neighbourhood.

Bōde sellers are more successful and actually make more money, on average, than the rest of the market. We are also here to make sure you have the information you need to make the decisions that are right for YOU!

So what's happening in the Vancouver real estate market as of February 2025?

Let’s start with a Macroeconomics view

To understand what’s happening in the real estate market you have to look at supply and demand.

The best proxies for supply and demand are:

Supply

New supply: New Listings (i.e. the number of homes recently listed for sale)

Total supply: Inventory (i.e. the total number of homes listed for sale)

Demand

Sales (i.e. the number of homes recently sold)

Supply & Demand

Months of Supply (i.e. the number of months it would take to sell all current inventory at the current rate of sale)

These metrics are the best indicators of the health of the real estate market. Let’s look at what they show us.

Overall Vancouver Market

Over the past five Januarys, Vancouver’s real estate market has shifted toward a buyer’s market. New listings have risen by 31%, while sales have fallen by 11%, leading to a 35% increase in inventory and a 36% rise in months of supply. Despite these conditions, the benchmark price remains high at $1,173,000, with an HPI of 334. The market is softening across most segments, with detached homes seeing the largest decline in demand.

Vancouver's Detached Homes

The detached home market has seen a 26% rise in new listings over the past five Januarys, but sales have dropped by 21%. Inventory has increased by 34%, and months of supply has surged 47%, indicating a shift toward buyer leverage. The benchmark price remains high at $2,002,200, but these conditions suggest downward price pressure may emerge.

Vancouver's Apartments

The apartment segment has also softened over the past five Januarys, with sales declining by 9% while new listings have grown by 30%. Inventory has risen by 34%, pushing months of supply up 34%. Despite this, the benchmark price remains at $748,100, with an HPI of 346. If demand stabilizes, apartments could hold their value better than detached homes, but rising supply could put downward pressure on prices.

Vancouver's Attached Homes

The attached home segment is the most resilient in Vancouver, with sales increasing by 3% despite a 43% rise in new listings. Inventory has grown by 44%, and months of supply has risen 24%. The benchmark price remains strong at $1,105,600, with an HPI of 386. This segment continues to be desirable due to its affordability relative to detached homes and greater space compared to apartments.
