Garrison Green is a wonderful area to live in. It's small & self-contained & cut off from traffic & road noise. There are no through streets to create traffic issues. There are 4 large parks, 3 of which have children's playground equipment in them. There is a beautiful walking trail & a surprising amount of green space for such a small neighborhood. The ATCO Blue Flame Kitchen Is in the NE corner of the area & serves delicious food. There are strip malls on the east and west sides of the community where essentials can be purchased. North Glenmore Park is 5 minutes away, as is the Rockyview Hospital & Safeway. Chinook Centre is 10 minutes. Westhills & downtown are just 15 minutes. The area is bordered by Crowchild Trail on the east side & Glenmore Trail on the south side & access to anywhere in the city is quick & simple. Because Mount Royal University is on the north side of the area, there are excellent transit connections. 7 buses x 2 directions = 14 options.

MRU's full facilities are open to the public including their Recreation facilities which have reasonably priced memberships. Lakeview & Earl Grey golf courses are 5 minutes away. Access to Bragg Creek & the mountains is much faster via Glenmore Tr & Highway 8. I am prepared to sell all of the furniture which was bought to fit the space & which makes great use of the limited space. The unit would make a great home for an individual or a young couple starting out. It would also be a great place to land for somebody who was recently separated or divorced & needing to start over. The space would be great for an elderly parent who wants to have their own place but needs some supervision or an adult child with developmental delays who is capable of living on their own with a bit of support. The unit would also be a good rental property or Airbnb. I am prepared to take my clothes & personal belongings & sell everything else in place. The shelves are empty due to a recent declutter.
