What Changed?
- Only interior space is measured — wall-to-wall or “paint to paint”
- Balconies, patios, and exterior spaces are not included in the total square footage
- Areas below 5 feet in ceiling height are excluded
As a result, your home’s reported square footage may appear up to 10% smaller than older measurements done under previous standards.

Even though your balcony or deck won’t count toward your official square footage, you can still highlight it in your listing description to ensure buyers understand the full value of your property.
