What is the square footage of my home?

How Is Square Footage Calculated for MLS?

The way MLS calculates official square footage is by adding together the floor areas of all levels of the home that are considered above-grade — this means stairwells are excluded, and any space below-grade (like a basement) is not included, even if it’s fully developed.


What About Finished Basements?

If your basement is developed, make sure to note in your listing description that there is additional livable square footage below grade.
While it won’t count toward your official square footage on MLS, it’s still an important selling feature.
