What are RMS measurements and why are they required for MLS listings in Alberta?
RMS (Residential Measurement Standard) is a standardized method for measuring residential floor area adopted by the Real Estate Council of Alberta (RECA) as mandatory for all MLS residential listings in the province. RMS measurements must be performed by a certified professional and state the above-grade finished floor area separately from below-grade space. Bode includes professional RMS measurements with every listing.
1 The Standard
What RMS is and why RECA requires it
The Residential Measurement Standard was developed by the Appraisal Institute of Canada to bring consistency to how homes are measured and advertised across the country. RECA adopted RMS as mandatory for Alberta MLS listings to protect buyers from inaccurate or inflated square footage claims, and to give all sellers a level playing field when listing.
Before RMS, sellers and agents measured homes differently. Some included garages. Some counted finished basement space as main floor area. Some measured to the exterior wall, others to the interior. RMS ended that inconsistency. Every Alberta MLS listing now states above-grade floor area using the same method, measured by a certified professional.
2 The Measurement
What RMS includes and what it excludes
The most important distinction in RMS is between above-grade and below-grade space. Above-grade floor area is the primary number stated in MLS listings. Below-grade space, including finished basements, is reported separately.
Counted in above-grade RMS area
Not counted in above-grade RMS area
Living rooms, dining rooms, kitchens, hallways, and all finished above-grade rooms that meet the minimum ceiling height standard for the majority of their floor area.
Basement and below-grade space, including finished basement rooms. These are reported separately as below-grade finished area.
Upper floors, staircases, and landings above grade that meet height requirements.
Attached and detached garages, regardless of whether they are heated or finished.
Enclosed, heated spaces with direct access from the main living area that meet height requirements (such as enclosed sunrooms).
Unfinished attic space, crawl spaces, and any area where ceiling height falls below the minimum RMS standard for most of the floor area.
The grade line is determined by where the exterior walls meet the ground at the lowest point of the structure. Rooms partially below grade are measured by RMS rules that account for how much of the room falls above versus below grade.
3 The Professional
Who performs RMS measurements and what to expect
RMS measurements must be performed by a trained, certified professional. This is not a self-measurement you can complete with a tape measure and a floor plan. The certification is designed to ensure the standard is applied consistently and accurately across all properties.
Certified measurement professionals
RECA requires measurements to be performed by someone who has completed RMS training and certification. Most Alberta markets have dedicated measurement companies that specialize in this. Real estate appraisers accredited by the Appraisal Institute of Canada can also perform RMS measurements.
Bōde arranges measurements for every listing
Bōde includes professional RMS measurements with every listing. A certified measurer visits your home, measures every room to RMS standards, produces the certified measurement report, and provides the data directly to populate your listing. You do not need to arrange or pay for measurements separately.
4 Why It Matters
What accurate measurements protect sellers from
Overstated square footage is a misrepresentation claim. If a buyer purchases a home on the basis that it is 1,800 sq ft above grade and discovers at or after possession that the accurate RMS measurement is 1,550 sq ft, they have grounds to pursue the seller for the difference in value. Certified RMS measurements eliminate that risk by establishing an accurate, defensible figure before listing.
Accurate measurements also set the right pricing context. Buyers and their agents compare properties on a per-square-foot basis. If your listing square footage is inflated, your apparent price per square foot looks attractive but your actual price does not match comparables when the true measurement surfaces. Pricing on accurate RMS data gives you a stronger negotiating position.
Common Questions
What does RMS stand for in real estate?
RMS stands for Residential Measurement Standard. It is the standardized method for measuring residential floor area used for all MLS listings in Alberta, developed by the Appraisal Institute of Canada and required by the Real Estate Council of Alberta (RECA).
Is RMS measurement required for all home sales in Alberta?
Yes, for all homes listed on MLS in Alberta. The requirement applies to new listings. If your home was previously measured for an MLS listing and the measurements are certified and current, they may be used again. Your measurement provider confirms whether a prior measurement is still valid for your listing.
Can I measure my own home for an MLS listing?
No. RMS measurements must be performed by a trained, certified professional. Self-measurements are not accepted for MLS listings in Alberta. Bōde includes a certified professional measurement service with every listing.
What areas are included in the RMS square footage on a listing?
The above-grade finished floor area that meets the RMS ceiling height standard. This includes living areas, bedrooms, kitchens, bathrooms, and hallways above grade. It does not include garages, basements, unfinished space, or areas where ceiling height falls below the minimum for the majority of the floor area. Finished basement space is reported separately.
What if my home was previously listed with incorrect measurements?
If a prior listing contained inaccurate measurements, you should use a fresh certified RMS measurement for your current listing. Carrying forward known incorrect measurements is a disclosure risk. Your measurement provider can confirm the correct figure, which becomes the stated square footage on your new listing.
Does Bōde include RMS measurements in the listing fee?
Yes. Bōde arranges and includes professional RMS measurements with every listing. A certified measurer visits your home, measures to RMS standards, and provides the certified report used to populate your MLS listing. No separate fee or arrangement is needed.
