Yes! Because your home will be listed on MLS (as well as Bōde and dozens of other websites), there are a few important rules to be aware of. Bōde is a licensed brokerage, which means we’re responsible for ensuring your listing follows all MLS regulations.

Here’s what you need to keep in mind:

  • Send documents promptly: You must provide a copy of any signed contracts, addendums, and notices within 24 hours of signing. This is so we can update your listing status on MLS. If not submitted on time, fines may be issued by the real estate board.

  • Be accurate: It’s a violation to include false or incorrect information about your property in the listing.

  • Be open to cooperation: MLS listings require you to cooperate with buyers and their real estate agents.

  • Pay buy-side commission if offered: If a buyer has an agent and you’ve offered commission, you’ll need to pay that amount to the buyer’s brokerage upon sale.

  • Make your home available for showings: With at least 24 hours’ notice, your home must be available for viewings. If you can’t accommodate this, just let us know—we can temporarily pause your MLS listing.

  • Use new photos and measurements: You can’t use photos or measurements done by a previous agent. Don’t worry—we provide professional photography and measurements as part of our service.
