Can I manage a listing on someone else's behalf?
Only titled owners can legally sell their own home. Friends or family helping may violate RECA rules unless in rare, approved circumstances.
Can a Family Member or Friend Help Me Sell My Home?
This is a common question — and the answer is more complex than you might expect.
The Real Estate Council of Alberta (RECA) has strict guidelines regarding who can assist with selling a home. According to RECA, someone helping you with the sale may be considered as "trading in real estate without a license", which is a regulatory violation.
As a result, having a friend or family member assist with the sale can be legally risky and is only permitted in rare or extenuating circumstances.
Important Exception
If your name is on the title of the home and you are the one selling it, these regulations do not apply to you.
You are fully allowed to manage the sale of your own property without any licensing or regulatory concerns.
