What if a selling REALTOR® tells me I need an agent to view the home?
Agents can’t require you to have a buyer’s agent unless the seller says so. Ask questions, propose a hosted showing, or contact the brokerage if needed.
What If an Agent Says You Need Representation to View a Home?
Most agents are happy to show their listings — whether or not you’re working with a buyer’s agent. However, in rare situations where you're told that you must be represented to book a showing, here’s what you should know:
What You Can Do
-
Ask if those are the seller’s instructions.
A seller would have to explicitly tell their agent not to show the home to self-represented buyers. If this hasn’t happened, the agent may be acting beyond their authority. -
Offer to have the agent host the showing.
Some agents may feel more comfortable personally attending the showing for self-represented buyers. This is a fair and reasonable option to propose. -
Contact the brokerage if needed.
If the agent refuses to let you view the home without valid reasoning, consider reaching out to their brokerage and ask whether the agent’s actions align with the brokerage’s values and obligations.
Why Sellers Appreciate Direct Buyers
In most cases, sellers are happy to receive showing requests — especially from self-represented buyers, who help save on commission. This is one of the many ways that buying directly is simpler and more streamlined.
