Why doesn’t Bōde show all real estate data?
Bōde is a licensed real estate brokerage committed to empowering users with transparent, data-driven insights. Our mission is to level the playing field in real estate by providing direct access to market data—helping buyers and sellers make informed decisions without relying solely on traditional agents or paying high commissions.
However, there are still challenges when it comes to data access and accuracy. Here's why.
Why can’t Bōde show all data?
Despite being a licensed brokerage, Bōde faces restrictions on what we can legally display through our platform. These limitations stem from how real estate data is managed and shared by various boards and broker platforms.
Key limitations:
- Sold data is limited to the past 2 years in Alberta due to restrictions from local real estate boards.
- MLS data feeds are not standardized across Canada—each board uses different formats and rules.
- While agents can download and share full data directly from broker platforms, we cannot display the same data publicly after ingesting it via automated MLS feeds.
Data quality issues we encounter
MLS data often contains errors or missing information due to manual entry and lack of quality controls:
- Many realtors skip essential fields during listing creation, leading to gaps in listing data.
- Around 40% of listings contain address or property data issues, usually due to human error or inadequate platform validation.
- In some cases, the data is too compromised to use—when this happens, we remove those listings from our tools entirely. This affects less than 5% of total data.
What Bōde does to improve data integrity
We take data accuracy seriously. Here’s what we do behind the scenes:
- Standardize terminology across real estate boards to enable consistent searches and analysis.
- Correct non-fatal errors where possible to improve reliability.
- Exclude invalid listings from our data tools so results stay relevant and accurate.
