How do I submit an offer on a Bōde listing as a buyer's agent?

There are two ways to submit an offer when working with a Bōde seller:

Option 1: Use the online offer flow (preferred)

This is the most streamlined and popular method among agents and sellers. Bōde’s online system walks you through each step of creating an offer and generates an industry-standard agreement, ready for digital signature via DocuSign.

Step-by-step instructions:

  1. Go to the Search page (https://www.bode.ca/search) and find the listing your clients are interested in.
  2. Click “Make an Offer” on the listing and identify yourself as an agent.
  3. Enter all relevant details:
    • Buyer names
    • Offer price
    • Deposit amount
    • Inclusions and exclusions
    • Terms and conditions
    • Offer expiry date and time
  4. Submit the offer.

Once submitted, the offer is sent directly to the seller and is available for your reference in your My Offers dashboard (https://bode.ca/offer-management-buyer).

The seller can choose to accept, counter, or reject the offer. If accepted, the terms and conditions automatically populate an industry-standard DocuSign agreement. Once all title-holders have signed, your clients will have a conditionally accepted offer.

You remain the buyer’s representative throughout the process and proceed to closing as you normally would.

Using the online offer flow ensures a smoother, more transparent experience for everyone involved.

Option 2: Email a signed offer to the seller

You may also email a buyer-signed offer directly to the seller.
