Where can I see what homes are selling for in my neighbourhood?
Bōde’s free Homeowner Dashboard shows comparable sold prices, active competition, and neighbourhood demand signals for properties in your area. You do not need to be selling to access it. Activate your dashboard at bode.ca/settings/my-home and the data is available immediately.
1 The Problem
List prices do not tell you what a home is worth
When you search any real estate portal, the prices you see are what sellers are asking. They are not what buyers are paying. A home listed at $850,000 might sell at $820,000, $870,000, or sit unsold for months. List prices are opening positions, not market evidence.
The data that actually matters is sold price: the price a buyer paid for a comparable home in your neighbourhood after negotiation. This is the number appraisers use, the number buyer agents reference in negotiations, and the number you need before you set your list price.
2 The Data
What sold data tells you that list prices do not
Three data points give you a clear picture of what the market is doing in your specific area:
Comparable sold prices
What homes with similar size, type, age, and finish sold for in the last 60 to 90 days in your neighbourhood. This is your pricing benchmark. If three comparable homes sold between $740,000 and $760,000, your price should reflect that range before accounting for differences.
Sale-to-list price ratio
Whether homes are selling above, at, or below asking. A ratio above 100% means buyer competition. Below 100% means buyers have leverage. This tells you how to position relative to your list price.
Days on market
How long comparable homes are sitting before selling. Short days on market means demand is strong and pricing can be confident. Extended days on market signals buyer hesitation or oversupply in your price band.
3 Your Dashboard
Free access to neighbourhood sold data, before you decide to sell
Bōde’s Homeowner Dashboard is free for every homeowner, regardless of whether you are planning to sell. It tracks comparable sales, active competition, neighbourhood demand signals, and your home’s estimated value continuously. Bōdie, the AI interface into Bōde AI, answers questions about your home’s market position when you ask them.
Activate your dashboard at bode.ca/settings/my-home. It takes two minutes. Bōdie starts tracking immediately and the sold data for your neighbourhood is available from day one.
Common Questions
How do I find out what homes sold for in my neighbourhood?
Bōde’s free Homeowner Dashboard shows comparable sold prices in your neighbourhood. You can also request sold data from a real estate agent, check public land title records, or review assessed values as a proxy (though assessed values often lag market conditions by 12 to 18 months).
Is the sold data in the Bōde dashboard accurate?
The dashboard pulls from MLS sold data, which is the same data used by real estate agents, appraisers, and lenders. It is the most accurate available source for residential transaction data in Canada.
Do I need to pay to see sold data on Bōde?
No. The Homeowner Dashboard is free. Activate it at bode.ca/settings/my-home and neighbourhood sold data is immediately available.
How recent is the sold data?
The dashboard reflects recent MLS transactions. Comparable sales from the last 60 to 90 days are the most relevant for pricing decisions. The further back you look, the less the data reflects current market conditions.
Can I see sold data for a neighbourhood I do not live in?
The dashboard is designed around your registered property. For broader neighbourhood research across multiple areas, contact Bōde directly through the platform.
